Firstly, request our company to provide you with a ‘free and without obligation’ valuation. If you do request more than one valuation bear in mind there may be variations in opinions.

Beware of unrealistic valuations. If you feel the value quoted is excessively high ask the agent to provide you with comparable evidence of other property sold in and around your street.This will prove whether the valuation is realistic. This evidence is crucial to any sale, as the agent will have to provide this to the purchasers mortgage lender.

The agent should discuss their terms of engagement and the commission fees. It is worth noting that Estate Agents fees differ and if you choose a so called ‘cheap’ agent you need to remember that you are only restricting the amount of marketing the agent can undertake.
